    Great hotel. Was able to check in late by self check-in. Franco catered to our every need and gave us usefull information. Breakfast really is worth all the hype! Lots of different buses pass outside the hotel (bus stop 1~2 min walk).

    Everything was excellent, the parking was off site, the room was good sized. Greatly enjoyed the room with window open or stiflingly hot, my bed was extremely comfy. The staff were accommodating and amazingly nice all the time. The hotel had a central location, next to a museum and a theater. Besides, I was next to parks and the bay...

    The Hosts, Franco and Lynne were very welcoming and the Breakfast were fabulous. The rooms nicely furnished with lovely toilletries. Also a good choice of DVD'S. Greyfriars Bobby worth a watch! A lovely couple of touches, the crossword at breakfast and a print out of the local weather forecast.

    The stairs may be a problem for older, infirm people.

    The communication from the host was commendable, providing me with all the necessary information before arrival. The security measures in place, important for solo travelers.

    The location, although central, was a bit noisy at night.

    Franco and Lynne were superb hosts. The location of the guest house is in a central location, perfect for sightseeing. Attention to detail was evident and welcomed. For example, breakfast was varied and tasty. Bucks fizz was also on offer which was a pleasant surprise. The rooms are big, warm and stylishly furnished. The toiletries are of a high quality as with the varied teas, coffee, biscuits and bottled water in the room. The bed was very comfortable and late night check-in was no problem. We had an early check-out the following morning and Lynne and Franco prepared a breakfast package for us to eat in our rooms or take to the airport. Edinburgh itself is interesting and lively so overall - a great experience.

    excellent breakfast, great variety, local products, fresh fruit, room clean, very romantic, in bathroom all things that you could need, very friendly owners, good location, ten minutes from Princess Street (rail station, tourist info) by bus, by taxi £ 5, if you mind the noise from the street you should ask for a room on the other side, we got a better room than we have booked ListenRead phonetically

    some details only: our towels were not changed even though we disposed one of them on the floor since it was tainted (and they were put again on the towel holder as if they were clean), on working days breakfast until 9.30., little bit cold in rooms

    great access to parks and city attractions for weekend strolls

    I loved that we were just a quick walk away from Princes Street Gardens and Calton Hill, making our weekend filled with scenic strolls and beautiful views, and the nearby eateries were a lovely bonus to stumble upon after our adventures.
